<P class=MsoNormal>To simply state that a non-response is a "no"
holds no merit. As a past HOA President at a prior
subdivision that has undergone these modifications before, I
know the difficulty of getting 2/3 majority. We had to
send 4 mailings and still did not get enough responses over a 9
month period. Board members went door to door and I stood
at the common mail place for two weeks from 5 to 6 PM. It
is not an overnight process and does take some endurance to
finish the race. If it is a no vote, then have 2/3 vote
no....but until you get a large enough majority, you must keep
on. We had to get 80% of the subdivision of 200 to get the
67% needed. It took 9 months. It passed and home
prices started increasing due to uniformity. The ACC
serves a serious purpose when it comes to those involved in
trying to sell a house here. When riding thru to see a
house and you are greated with several eyesores, it makes it
difficult to sell your home. It is not fair to those who
work so hard to improve their home and subdivision value when
the HOA has no ability to ask for change. I have never
seen so much hostility from residents as I have here. The
bickering turns off so many residents that they choose to delete
or block emails all together and then are uninformed of the
changes at all. <BR><BR>In terms of privacy, it
needs to remain just that. You can approach or contact
those who have not voted, but to publish a list is not the best
course of action. A simple request as this is all that is
necessary, not a threat of a law suit.<BR><BR>I am as concerned
as everyone when it comes to our subdivision. Those that
have served on previous boards, here or otherwise, know the
frustrations involved. A board will never please all the
people all the time, they can simply make the best decisions in
the interest of the subdivision as a whole.<BR><BR>With respect

new mailing. This is wrong, you have set a date and should stick
to it. The votes that have not been cast are no votes because
the 2/3’s need cannot be achieved. This is a perfect example of
what is going to happen with giving the board more power. They
will keep extending the date till they get what they want.
